Physical and Environmental Constraints

Floodplain Corridor Lands

The Physical and Environmental Constraints Floodplain Corridor Lands Map identifies the various stream classifications, and associated floodplains within the City of Ashland.  Lands adjacent to these streams and creeks are subject to potential hazards from flood events, and also are often sanctuaries for native plants and wildlife.  Development within these areas is regulated by the City within Chapter 18.62 of the Ashland Land Use Ordinance.

Hillside Lands & Severe Constraints

The Physical and Environmental Constraints Hillside Lands and Severe Constraints Map identifies those areas that are extremely sensitive to development, grading, filling and vegetation removal. Developments within these areas are regulated under Chapter 18.62.080 and 18.62.100

Wildfire Lands

The Physical and Environmental Constraints Wildfire Lands Map identifies those areas where development is regulated by Chapter 18.62.090 of the Ashland Land Use Ordinance. Given these areas proximity to the urban-forest interface these lands are particularly susceptible to wildfire hazard.  Developments within these Wildfire Lands are required to maintain a Fire Prevention and Control Plan that address site specific wildfire hazards, incorporates necessary fuel breaks, vegetation control, and maintains the property to protect structures and reduce the hazard.
